additional stamp duty

We are looking to buy a house as a primary residence and we are selling two BTLs. We are currently renting where we live now.

Our broker said that if we were to buy a place to live as a primary residence, we would be likely to pay a 3% additional stamp duty. That could be refunded in full after the sale of the BTLs within 3 years.

She wasn't too sure about whether that would apply to us because we have BTLs. Do you wise people know?

    No you can’t reclaim the 3% because you aren’t replacing your main residence 
  • If you buy new property while owning BTLs you will pay the +3%.

    Assuming you haven’t lived in either of the BTLs (previous main residence) then you wont be able to reclaim if you sell them.

    If however you sell both BTLs before buying new property you wont have to pay the +3% SDLT.
