Hello all,

we Are in the stage of just sending deposit information as we added more to our deposit account (I didn’t know we shouldn’t have done this) so the lender before a offer is given if it is given wants a audit trail

however I have now started my maternity as of last month

Do I need to let the lender know before the offer is given , if so what is the possible outcome will they decline / class as fraud or will they re look in it?

im so stressed I am already struggling with motherhood this is my 2nd child.

can anyone pls help out and advise? Thank you so much just feeling so stressed I’m in tears

  • You should always declare any change in circumstances - it might not change anything from the lender's perspective but if you don't declare it they might decide not to lend based on the fact you weren't up front with them.
  • There's not wrong with adding money to savings during a property purchase, unless it was a money gift you received and added it to your existing money. The latter is when it could get confusing.

    Was your lender aware you were pregnant and going on mat leave when the application went in?
    Mortgage started 2020, aiming to clear 31/12/2029.

    You have not stated whether you have used a Broker for your application? If so they will sort all of this for you. if not, you have left yourself with management of this.

    Deposit

    If you are proving availability of deposit with Bank Statements and those Statements show receipt receipt of funds, the Lender will ask you to evidence original source of those funds. If from another bank account in your name, expect to have to provide bank statements for that account. 

    Maternity

    If you are on Maternity leave, the Lender will usually ask your employer to write to confirm when you are due back and on what terms (full hours/full pay etc). The Lender will also concern themselves with childcare costs when you return to work which may effect affordability. If tight on affordability the Lender may also ask you to show savings to cover drop in income over the maternity period.
