Help to buy wales - financial advisor advice

Hello helpful people! I’m currently waiting on a new build plot release in October and as there’s only two plots available I’m trying to get as much ready for the application as I can. The AIP is ready and paperwork as much as I can…however the help to buy loan that I will need is confusing my poor brain! My mortgage advisor tells me get this setup ready but there’s details I cannot know until the plot is available and the mortgage confirmed fully so… having read what I need to do, I see they tell me to have a help to buy financial advisor which makes sense to approach now and have in place as they can do the horrific form filling BUT who do I approach? There’s a spreadsheet on help to buy wales with a list of advisors next to the companies they work
for but none of the companies are the mortagge company I’ll be using (the mortagge lender) tho the mortgage lender is one of the mentioned companies I can use for the mortgage. So..do I just pick one at random by their location? Finding this highly confusing! What order am I meant to do things in? I would assume have the AIP ready, as soon as plots go live I complete the house builders application and provide the AIP then pay the reservation fee. Then start the mortgage application properly and as soon as that’s a go ahead for sure then the help to buy loan application as it asks for mortagge details on their forms? Can someone with far more knowledge than I tell me if I am correct please? Thanks so much
