I keep flying through the AIP,. Pass the valuation, provided documentation and then turned down. 4 times this has happened and they refuse to provide an explanation. Barclays, Bristol &Bath, Natwest and Coventry BS.
Anyone have any theories on why please?

You failed to meet their internal lending criteria. Lending criteria can change at any time. In the midsts of a global pandemic the appetite for risk will have dropped.0

This sounds like the Lenders are getting information on you that is concerning them.
Before your next step you should check the National Hunter database to see if there is anything registered against your name.

Brokers do not have access to national hunter.
Our checks are limited, lenders have access to a lot more than we do - you would probably be surprised. They have tie ins to HMRC, they share information between themselves on national hunter, they also have internal records going back much further than 6 years.
I have no idea why your broker has made 5 applications, they must have nothing else to do. After 2, I would be pointing you to national hunter.
Declined applications are not recorded, but 2-3 applications showing on your credit report would lead them to that conclusion. Some lenders also ask if you have had a declined application - hopefully the broker answered that question correctly if it did crop up.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. One broker put down the wrong number of children which then didnt match CB on the bank statements, so i know that was one !!!!!! up. Then both Barclays who i bank with and natwest chased me rentoessly and were adamant there would be no problem and both flipping declined without explanation. Im having trouble getting that form enclosed printed it comes up as an unsecured site ironically but ill see what comes back. Thank you.
Assuming something is incorrect i presume theres a right of appeal ?0 -

I believe National Hunter have a problem with the security certificate on their website, it may be expired and due a reset.
I have the subject access request form downloaded in pdf. If you want to PM me I can get it to you.
Alternatively ignore any warnings coming up in your browser and you will get the site where the subject access form link is on the contact us page.I am a Mortgage Broker
