Natwest Valuation - Questioned the Outcome.

Hello. 

We had a valuation done on a property we are trying to get a mortgage for. It’s a bungalow. 

The valuer has come back and said they value it at £0 until a roof contractor comes and inspects the flat roof and repairs or replacements are completed then they will value it at the asking price of £310,000. 

The flat roof they are referring to is 2.2m x 2.69m utility back porch room. I cannot find a contractor who will inspect the property as they said they have a minimum fee and excessive for a 6m2 room and if there is no damp which there isn’t they would say the roof is in good working order. 

Is it normal for a valuation to be denied unless a inspection of a roof is done on a 6m2 room that has no damp or cracks? 

I have gone back to natwest for them to go back to the valuer to say we are struggling to find someone to inspect the small area of roof. And she actually said it seemed abit of a overreaction for a small room and I said it would be less stressful if it was just knocked down. 

Has anyone every come across this before and had a valuer change their view?

    I am in a similar sitution with Virgin money. Until the requested document information they won't progress with the application. I checked Yell and contacted lots of structural engineer to find the right one.

    We have someone to check the room tomorrow although he said it’s overkill for one room but has agreed to go look. He asked if we noticed any damp or stains on the ceiling which we didn’t and sent him photos so he said he doesn’t believe the roof will need any repairs or replacement. 

    Did your come back that it fine or did it need work? Also once they had the report did you then get the mortgage?
