Starting a B&B Vs an Air bnb

Hi all, we are mid way through selling our property and had an offer accepted on a B&B which we had intended to give a face lift to then carry on running,however that fell through. We are now having to look at buying a residential property and then converting it into a b&b. Likelyhood would be that the property would have 3 beds ensuite,2 of which used for b&b purposes. I can see it seems like I would need to apply for planning permission for change of use, would I just have to buy the property and hope it was granted as I presume it takes a while, certainly longer than Ive got with my buyer hanging on. Secondly,if it was denied,because I won't have a mortgage could I go ahead and just use it as Airbnb instead? Would that be a better plan generally? Lastly,do I need special permissions to install an ensuite or turn a small bedroom into a bathroom? Thanks.

You will need Building Regulations approval to install an en suite or convert a bedroom into a bathroom
