Remortgage house value calculation

Bought March 2020
Remortgage Due March 2022
Purchase Price - 215K
Mortgage - 195K
Two questions,
1) How can I find out in advance of my remortgage what is the value of my house that will be used by my existing / new lender? Zoopla says 234k - 258K - middle estimate 246K, Local EA saying maybe £250k min 240K
2) at around 80% LTV what are the chances of improving a 3.99% interest rate (previously bad credit 2 years clean at start of mortgage will be 4 years at the end with no CCJ/defaults etc)

If your credit is now clean your rates options should be much lower next year.I am a Mortgage Broker
