    Your deposit is good.
With 3 months payslip in a permanent role should be ok with most lenders.

    Hi everyone,

id be grateful if someone could help me answer this question.

My partner and I are looking to buying our first home together. We have quite a sizable deposit saved (40 % deposit on the house prices we’re  looking at)

I am starting a full time job from next Monday (which I plan on staying in of course)

However due to some personal circumstances I haven’t had a full time job (before this one) for about 8 years. I’ve had 0 contract jobs since then, but no permanent full time jobs.

my partner and I are looking to apply for a mortgage in 3 months.

I’m wondering, are my chances of getting a good mortgage very slim due to poor employment history?
I’d like to have a pool of choices if possible, but is this not possible?

my partner has a full time job, a steady work history and earns well.

    Thanks a lot!

Whilst you have a fantastic deposit, consider your future role/ employment. You haven't worked full time in 8 years. Consider passing any probation periods in order to make sure you have the best chances to continue paying your mortgage.

  • I’m going to be applying for a mortgage with my partner after passing the probation. Hopefully then I’ll have a bigger pool of lenders?

You will likely get the mortgage, but do be mindful of future affordability etc, such as future interest rate changes, employment in the next 6-18+ months etc.

The banks lend you the money but hope to you to keep up with repayments etc.

You should be fine, a lot of lenders will accept a future job offer, provided it is realistic to past experience and starts "soon".
