Credit card usage after mortgage offer

Hi all,

I’ve trawled through the forums but can’t seem to find an answer which matches my specific circumstances. I’m hoping someone could give me some insight.

I was successful in getting a mortgage offer for a new build property last month. I have about £2,500 in credit card debt (out of £11,000 available), and this was declared when applying. I’ve never missed a payment, and have a perfect credit report.

The property is due to complete in late September/early October. However, My car has just failed it’s MOT today and needs a few things fixing, to the grand sum of £600. I was hoping to put this on my credit card. If I do this, could this lead to Halifax rescinding the mortgage offer? With a previous property that I was buying, I noticed they did hard checks every three months and don’t want to be in a precarious position after exchange next month (I.e they see a change in my credit utilisation).

Many thanks for your help!

It will still be a low utilisation - banks don't expect people to stop living their lives after a mortgage offer.  It would only be a significant change in credit which could impact on your offer.  (Halifax do use the word 'significant' in their offer letters).

Who was the previous mortgage with that re-checked every 3 months?  I don't think I've ever had another hard check performed post offer/exchange.

On another note how much do you trust the garage? Worth getting a second opinion?
