Santander cashback, broker and account fee

Hi there I have just had my mortgage offer letter through the post from Santander.
It says I get £1000 cashback upon completion, but also lists costs to be paid, it lists.
£399 broker fees
£225 account fees
It says I get £1000 cashback upon completion, but also lists costs to be paid, it lists.
£399 broker fees
£225 account fees
£35 funds transfer fees.
Is this deducted from the £1000, then the remainder paid to me?
Also, the broker I used requested I paid upfront before processing the application, so ive already paid in £399 to them in full.
Does the broker get paid twice then?, Once from me and then again from the £1000?
Or is the broker fee just mentioned because they know I used them but Santander might not know I've already paid.
So if it's stupid questions, but I've never had a mortgage before.
Obviously I can email my broker, but wanted to check how stuff works before asking.

You've paid the £399 already.
The £225 only is charged if you leave Santander in the future.
The £35 is deducted from the mortgage to transfer thr funds to the solicitors
The £1000 cashback is yours to keep1 -
That's excellent, £1000 will come in handy, I need a new part of a fence and a few bits done in the kitchen.🤣1
