Mortgage with Leeds BS

Hi,
I'm currently looking to remortgage and my MB has suggested we try with Leeds.
I've read on some of the forums that Leeds can be quite picky and was hoping to get people's opinions, particularly if they have recently been through the application process. Both myself and husband are in full time employment. My LTV ratio is 79%, good debt to income ratio, good credit, no missed payments, etc but credit utilisation is poor, its currently 85%, hoping to get it down to 50%, can anyone see an issue? Or advise if they got approved with high credit utilisation?

@trishjordan If Leeds is the cheapest lender available to you, I'm not sure I see any evident reason in your post to not try them.Is there any particular reason you think Leeds might be "picky" with your case? If the "credit-utilisation" is what you're worried about, that should show up at the soft-check DIP stage. Based on the limited info in your post, I wouldn't expect it to though.

Thanks @K_S no reason other than the high utilisation, which I understand can put a number of lenders off, haven't got dip yet, as aiming to reduce my utilisation first, so will proceed with that in a couple of months and take it from there! Thanks for your advice!0
