Is a 95% mortgage with a help to buy ISA possible?
Or is it only one or the other?

If you can get a 95% mortgage you need a 5% deposit.
If this comes from savings IE ISA, htb ISA or Lisa I don't think the lenders care.
It can sometimes be tricky getting the government bonus before you exchange/ complete and maybe paid after you have moved in.
So having other savings would be a good idea1 -
I have a AIP for 90%, then I started to wonder about 95%, but that'd be at a less attractive rate.
I did a bit of googling on the getting government onus issues, I did read something that mentioned the possibility of a lower holding deposit, is that likely?0 -
You won't get rhe htb isa until after the mortgage has been approved and the monies given to solicitors. The htb doesn't really go towards the deposit as you get it after eve3has gone throughMortgage free wannabe

If you have a long enough period between exchange and completion there should be no issue in receiving the HTB ISA bonus before you complete. However, your vendor would have to be prepared to accept a smaller deposit ahead of exchange of contracts to keep everything moving.I am a mortgage broker.
