long time lurker but all seemed to be going well with our offer from Santander up to this point..
we had our initial offer and solicitor was starting work and then our broker said there was a better product with our lender (Santander) which would save us £120 per month. He said a new offer could be out really quickly so wouldn’t cause a hold up.

Unfortunately it’s taken a good 2 weeks so far and our seller is going mad and threatening to look at other offers unless we exchange this week!
we told our solicitor to carry on with the first offer and exchange ASAP and she is planning for exchange hopefully tomorrow.

We found out that the amended offer came out today!! What happens now?
Can the solicitor exchange based on the original offer/complete based on the new offer?? Is the oldest offer even valid once an amended one is issued?
Panicking that we will lose our dream house if any more delays.. I asked our broker but she wasn’t too sure how it would work - aargh

Ask your solicitor if they can use the newest offer, shouldn't be a problem, but you took a risk in getting a new mortgage some vendors would have dumped you for playing games, given it is a seller's market in some regions."It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"
