deposit vs debt

Hi, my husband and i are hoping to apply for a mortgage in around a year, i have spent the last year getting both our credit files into order and now we are paying down our credit cards. I am paying £1200 a month to them over the next 6 months to clear them and then we will save the £1200 a month towards a deposit. My question is is it best to have 0 credit card balance and a smaller deposit or would it be ok to not pay them off completely so i can start saving a deposit sooner. I done a check on barclays affordabilty calculator and with our car, child maintenance and £5000 credit card debt it said we could borrow £230k, we are only looking to borrow £130k max so im unsure what to do for the best. Any advice would be greatly appreciated.

  • Is there any interest on the debt?

It sounds like you will be OK on affordability. A bigger ltv will unlock better mortgage deals.

We were told that it's better to have a bigger LTV so held off paying any credit cards and just continued paying our usual off each month.
We only have 10% deposit and were going to wait and pay off some of our cards to apply but it was fine as we still had affordability.
You might want to use a broker as we did as they give you a world of advice.

Debt impacts on affordability, do bare that in mind.
