First time mortgage with one default

Hi all hoping for some reassurance. I am a first time buyer on my own im buying a house at 160,000 and have a 15 percent deposit. I have a great experian score of 985 out of 999. I have no loans however I do have one default on my file from a mail order. it was for 100 and it defaulted in march 2019 and it was paid may 2020. I need to go for my mortgage in November as the house will be ready in April. I have had 4 DIP - nationwide,Halifax, barclays and HSBC however I'm doubting whether these are reliable. my question is should I be worried the default isn't three years old.....should I rely on the decision in principles or have I a hope of getting this mortgage through??? any help would be fab!

    @desperatelytryingtoimprove If you have keyed in the DIPs correctly and they've been accepted then that's as much assurance you are going to get re your chances. Of the four, HSBC is the only one I would potentially (not saying for sure as I know nothing about your case) be a bit sceptical about due to the way they look up adverse at DIP stage.

  • Thanks! on all of the applications it only asked if I had been bankrupt or IVA which I have neither so hard to know that's why I'm wondering what they look at in DIP. I did bring the default to the ombudsman as I had changed my address was able to provide proof I had emailed them etc and company hadn't changed address but they have said I could have changed it on the app ( which I didn't have) so I'm just preempting if I can't get the default removed then what my chances are. Broker seemed to think good due to the AIPS but I'm dubious
