Remortgaging and online valuation isn't accurate

Hi, I'm at the end of a 2 year fix with Santander. We bought with a 95% mortgage and have just had three estate agents value for about 110k more than the Zoopla online valuation. (We have done lots of work). How can I find a lender who will do a in person valuation or can I provide this privately? Santander is offering a 1.19% 5 year fix remortgage at 60% LTV with no documents or faffing around which is  tempting but if they go on the online valuation it's only 60% LTV and if that's the situation they are not the cheapest so I'd want to go elsewhere.

    Santander won't use Zoopla. A valuation tool I've found hopelessly inaccurate and a result meaningless to use.

    If you login online you can see what Santander values the house at for the rate switch (not remortgage). They don't use Zoopla.

    Yes that's my point. They don't know what work has been done so how could any tool be accurate.

    @AlabamaW how do you know its 1.19% for a current customer remortgage? (I though Santander always offer new customers remortgaging better rates hence 1.29% is best for a remortgage if your an existing customer with them).
