Best AIP?
We have a mortgage broker (family member) going to help us with our mortgage application however to get an AIP I believe might require a Hard Credit Check (Not spoken to him recently to double check) going through the broker however I was wondering if I had to get an AIP myself online direct a lot of banks say it’s only a soft check and doesn’t show on the credit files so my question really is should I just fill out one online myself and if so what bank would be the best? Our main accounts are with the Bank of Scotland and then some saving accounts are with Nationwide?
Thanks in advance!

Let the broker do rhe research and recommend you the best lender. Majority of lenders are soft search and a handful are hard search. If its important to you then ask for a soft search aip at this stage1

@Firsttimebuyer2021 It's only a couple of broker AIPs that are still hard checks. Most banks (including NatWest recently) have moved to soft checks for broker AIPs over the years. So as JMA said, just let him know that you don't want a hard check at this stage, it's a common preference.
I personally avoid hard check DIPs unless the client is ready to make a full application. In any case, the broker should take the client's explicit permission before doing anything that will incur a hard-footprint check.I am a Mortgage Adviser - You should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. @Deleted_User @K_S Thank you for your replies! I’ll leave it to the mortgage broker to sort then but I’ll make sure to be clear only a soft search to be carried out, How long does the AIP take to come through?Mortgage Starting Balance - £158,000.00

@firsttimebuyer2021 With mainstream lenders, it's usually instant once you click 'submit'. If the DIP is 'referred' then it gets passed on for manual review which may take a day or two before returning a result.Firsttimebuyer2021 said:@Deleted_User @K_S Thank you for your replies! Don’t get hung up about hard and soft searches. If you want a mortgage offer there will be a hard search at some stage. If they Broker knows what they are doing there will be one search registered with a single Lender.I am a Mortgage Broker
