Adverse credit mortgage

Hi, 

I had a few defaults in the past, most recent one registered in December 2019 but has since been settled. What are my chances of getting a mortgage?
I am looking to buy a property between £400,000 and £450,000 utilising the London help to buy scheme. I have the necessary deposit available and earn enough for a mortgage of this value but was wondering what my options are considering my adverse credit history.

  • I would say get yourself a good broker as they should be able to guide, however from my understanding (and I'm no broker) lenders who are willing to lend require the default to be at least 3 years old and the rest depends on how much the default was for. The more recent the default the harder it is to secure a mortgage or there is a requirement of having a much larger deposit. A friend of mine had to double her HTB deposit as she had late payments.
