Dont worry too much about the land registry too much. So long as probate is going through it will be fine.
Hi ACG - the valuation went ahead today. The man who visited would not give any indication to the owner what the valuation will be… no nudges or winks to reassure us or anything lol! Really anxious to find out now. I know the mortgage broken will be chasing the outcome tomorrow. Hoping undervaluations are not that common with me wanting to lend the minimum amount pepper allow (70k).

    You should know by Thursday.
Surveyors dont usually say anything, he may need to do some research later to look at comparable properties. To be honest on the times where they do they say its fine, you cant even rely on that. They sometimes just say its fine to get out of there without having to have a debate about it.

    Dont read into anything.

Hiya I’m just wondering whether your valuation came in okay? And how long after the valuation did you hear?
I’ve applied through pepper and the valuation was done today and I’m on tenterhooks waiting for the outcome I’m praying it comes back ok!!

Pepper are well on the ball at the minute, I think you might have your offer (assuming all is well) before the weekend.

Thank you for letting me know ACG, I really hope so!! Praying the valuation came back okay as I paid £22k over asking price, however I really think it was a bargain as it’s a very sought after area and was surprised how cheap it was in the first place. It’s a 3 bed end terrace and I paid £247k. I’ve seen a 1 bed just up the road for £200k! So fingers crossed!

If not, it gives you a chance to try and renegotiate.
