Should I pay off ?

I bought a bungalow 4 yrs ago as a single guy for £217,000 , subsequently I re married & moved into my wife’s home & rented my old home out . I now have opportunity to pay off mortgage of £85,000 due to inheritance from late parents . However if I then sell bungalow in coming years to use as our pension I assume I will pay capital gains tax . Point to ask is it worth paying off mortgage or keep money in bank as bungalow worth around £235,000.
appreciate so advice
