Advice on best way to offer

We have a viewing on a property this afternoon which is exactly what we've been waiting for. Perfect location, price, house etc. I think we are the first viewing as it only went on late Friday evening just before they closed. We're currently renting, AIP in place, deposit ready etc. Theres a very good chance we'll make an offer unless there's something we dont know about yet. I don't want to risk losing it to another viewer and houses are going within days at the moment locally. If I offer full asking price straight away and say I want them to take it off the market are they likely to do so? I'm worried they may end up with multiple offers (or somebody offering above asking price)

We loved it and it was bigger than we expected. We offered within half an hour of viewing and went in at full asking price. (We told them we didn't want to risk losing it for the sake of a few thousand and wanted to move fast) There were apparently another 4 viewings after ours today. They submitted our offer to the vendors who are discussing it tonight and we know they've already had one other offer apart from ours. The market is crazy, really hope they make a decision and don't just keep showing it all week. I have a feeling we may end up with them getting offers above asking price. We don't have much spare cash after our deposit so hoping theres no bidding war because we need to be careful we're not above valuation value. Waiting sucks!!Runningmad said:How did it go?0 -
Update - vendor has 3 offers and a potential 1 more. They want to go to best and final offer. I would happily pay an extra 5k if I knew the mortgage would cover it but worried incase the valuation is less later and we don't have 5k spare cash after deposit and fees. Advice anyone??
