Pulled Out of Purchase when Mortgage Application is Processing - Advice Needed

Hi,
I'm hoping someone may be able to offer some advice?
Basically, we had an offer accepted on a property recently and applied for a mortgage with Santander last week.
This week, one of my friends who is a builder shared some concerns regards some cracks in the flooring around the wall joint of an extension on the back of a house. The vendor was kind enough to let me visit the property with him, and unfortunately, his concerns were justified. The extension was cracked down walls, the roof was drooping and it needed a large amount of maintenance. He said a building survey would pull up a large number of red flags and I'd be looking at around £8000-£10,000 to get it all fixed.
On the basis of this, we've decided to pull out of the property. However, I just wondered what I should do regarding my mortgage application? We were provisionally accepted and have already send extra documentation to Santander on request. The question I have is, should we now let them proceed in offering us the mortgage or should we ring up and cancel it immediately. I know we would need a fresh application for a different property but I wasn't sure whether it would have been worth cancelling now or letting Santander (hopefully) accept the mortgage and then pulling back.
Hope this makes sense and I haven't waffled too much! Advice really appreciated! Thank you!
