95% mortgage low aip

Quick question on 95% mortgages please.
I have done some mortgage calculators before and they normally show i can borrow over £200k however did a AIP last night with Natwest and showed they would lend about £70k. Is the ratio reduced due to it being a 95% mortgage do you think or is it more linked to my credit file? I do have debts but have put them in the calculators before

Its not normal to have the calculators give a different number on AIP. Have you tried this one: https://www.intermediary.natwest.com/intermediary-solutions/calculators.html1

Interesting as also as low as is the one on their app. With same details a few months ago it was much greater than that?
Having played around even if i reduce my debts which i can do it will still only offer me 2x salary0 -
are you carrying a lot of credit card debt? Natwest are quite rough on credit card debt in particular.
Most lenders are still capped out at 4.49x on 95% loans so you might just be carrying more outgoings than they like0 -
Yeah but even if i remove all the credit card debt and keep a loan with 200 monthly payment stays at 2 x income. 2 dependents. Ive been looking at moving for a year or two and this is half what it showed previously0

As the children dont live with me but i pay maintenance should i be marking as 2 x dependents and also putting the amount i pay or am i doubling up?0

if you are paying maintenance then they arent your dependents.1
