They have valued it at less than I bought it for 5 years ago, makes absolutely no sense go everybody other than the 1 person who matters the lenders surveyor

The buyer needs the value up in order to get the mortgage as there is no cash to put in, the whole thing is mental

@soseller If I were the buyers' mortgage broker, this had happened, there was no chance of appeal (due to there not being enough comparables), and the buyer was insistent on exhausting all options, I'd find another lender using a different panel of surveyors and try once more.

Of course this might involve an additional set of costs and perhaps the same outcome.

If you are pressed for time, you could ask the buyer to take this route or that you will go back to market.
