Halifax time scale

Options
Sorry for long post. I just wandered if anyone could give me a rough idea of time scale with halifax mortgage applications.
Our ltv is 36% so a big deposit. My broker first advised us to apply to santander using my partners self employment figures but we were declined as he accepted the SEISS in January. Looking back we shouldn't have applied but we were not aware at this point that it would cause a decline.
Anyway we then applied to Halifax about 10 days ago, had income verified and they said it came out we couldn't borrow as much as originally wanted but we can still get the house we have offered on. The valuation was booked for today but apparently been cancelled due to the surveyor being ill so is now Friday. Every time we feel we are getting somewhere something delays it. Do Halifax not give a provisional offer subject to valuation? Thanks 😊

I applied directly with Halifax last year. There was no provisional offer. I was told that the valuation was the only part outstanding but didn't receive any form of offer until that was done. My offer was issued the same day the survey was done (although I was told beforehand could take a few days). I'm not sure if brokers receive an electronic copy but I had to wait over a week for my offer to arrive by post.

@laura0289 If income has been verified and they've come back with a revised borrowing figure, I would imagine the underwriting is done and the case should go to offer post a succesful valuation. Good luck!

Hi thanks, its a shame they don't give any sort of provisional offer. It would be great to get an offer Friday,  how did halifax contact you with that? I applied direct over the phone to Halifax.

OK we didn't apply to Halifax as self employed as I was too nervous about being declined because of the grant so it was under cis we applied. Just really frustrating that the valuation was cancelled, and santander never cancelled their valuation so turned up at the persons house and the estate agent got funny with me as Halifax booked one too. Is it likely to go to an underwriter if its not a self employed application? Thanks

@laura0289 As far as I can tell from the limited info in your post, it just looks like it's waiting for the valuation to happen before going to offer. CIS income verification as done by Halifax is pretty straightforward, comparing the payslips/pay-statements to the bank statement credits for 3 months / 13 weeks. Good luck!

I applied with Halifax (im self employed) and the process was very quick and painless! They only asked to see one years accounts and didnt ask for bank statements which was a plus for me as business has been very slow due to covid!

My survey (I had the valuation upgraded to a homebuyers) was done on a Friday morning. I called the following Tuesday to ask for an update and I was told my offer was issued on the Friday and it would arrive by post.

When I spoke to the surveying company (before the survey was carried out) they said it could be about 2 days between the survey being done and the bank receiving the report.
