Mortgage no central heating
Starting to panic as we have our valuation for our first mortgage with Saffron happening today. The house is a bit of a project and has no central heating. Do you think this might be a problem in regards to getting the mortgage?

@kennedy1989 Some lenders ask a yes/no question about central heating in the full application. I don't know if Saffron asks that question or not and if they did, whether your broker was aware and answered it accurately or not.kennedy1989 said:Hi

The main test for standard mainstream resi mortgages is whether the house is habitable or not. Thank you, do you know what they constitute as habitable? I Mean there’s a boiler for hot water and gas fires. Then it’s more redecorating that’s needed.

I've never heard of the lack of central heating being among lender criteria. After all, lots of new-ish flats these days seem to just have electric panel heaters stuck to the walls, so not really much different from plugging in some heaters.1

@kennedy1989 It's not an exact science and somewhat subjective. From experience and very generally speaking
redocoration required - ok
big hole in internal wall, bathroom/kitchen unusable, naked wires hanging from the ceiling, etc - not ok
Re heating, I've never been told by a client that a mortgage valuation surveyor turned on the heating to check if it's working.
Unless the house is an absolute dump and the boiler is hanging off the wall by one screw, I wouldn't stress too much until there's an actual reason to

tends to be more of an issue on BTL cases where the valuer wants it to be rentable from day1. Had a few cases fall through for lack pf central heating on BTL's. Never on resi so hopefully you should be fine.

We got a mortgage on a house without central heating...however that was in 1976 and things might have changed a bit since then!0
