Sick pay showing on payslips. FTB

Hi.

We had applied to Santander for our first mortgage and had our AIP approved.
Both credit checks are fine, no late payments, no ccjs. Partner had a recent loan but all paid off before the aip was done.

We applied for mortgage in March and I was off sick in January and February for a total of 6 weeks, this reflects in my February and March payslip. This means on my last wage slips it shows a high level of company sick pay. I have been on full pay the whole time but now Santander have recently declined our application because of the sick pay showing on my payslips. At underwriting stage they requested a letter from the payroll department confirming the dates of my sickness and when i returned, this was provided to them within a day. My mortgage broker also recommended I got a letter to confirm the date I actually returned to work, my line manager was able to provide me with this letter and it was attached to santander system. However even with this evidence and proof that I returned to work at the beginning of March after 6 weeks sickness they have declined us at the minute.

Santander have declined our application but have told our mortgage broker that if I am able to provide april payslip showing no sick pay, they will reopen our case. The valuation has been done and up to this point everything has been accepted.

Has anyone else had problems like this and been successful? Our hard credit checks have been done and we dont have any credit issues. Is it likely the case, I provide my April payslip here in a couple of weeks, they reopen the case and will approve our application then?

Thanks

  • Should be fine once you provide them the payslip they asked for?

I think I'm just anxious because they declined us because of my sick pay. It just seems to good to be true that I provide the payslip at the end of this month and we get our offer, or is that common with sickness showing on payslips?

Six weeks suggests something more serious than just a cold. Lender maybe concerned that there'll be a relapse. How much time will your company pay you at full rate before it drops to statutory sick pay levels. .

Yeah I understand the length of time off work suggests something more, unfortunately it was due to a pregnancy loss. I work for the NHS, 6 months full pay and 6 months half pay. Just trying to hold on to the fact they're giving us the opportunity to reopen the case with my April payslip which will show no sick pay at all and will have enhancements on it due to working overtime and night duty in March.
  • Santander are a bit of a law unto themselves at the moment.  The fact they will reopen the case with a new payslip is very positive as they usually request a complete resubmission if you just look at the case in the wrong way!   My guess is that the underwriter was 50/50 on taking HR info or waiting for payslip and has taken the less risky one and put the case on hold.

Thanks very much for your response. Think mortgage broker is going to try a few more dip today but we're not really keen on another hard search. Hopefully vendors are happy enough to hold on and wait for April payslip. Fingers crossed, the wait has been awful
  • you will be quicker waiting for April payslip than you will be getting a new application to the same point

Yes, have agreed today we are going to wait for April payslip. Estate agents rang and have told us vendors are getting anxious, but unfortunately out of our hands.
