Freeholder permission

Hello,
I have a maisonette flat and my own garden
I would like to grow apple and few other trees in my garden. They do grow large so do I need freeholder permission before planting this?
On the lease it says I am responsible for maintaining my own garden but nothing specific on growing large trees
I would like the water company to install a meter at my property (outside in front garden). Do I need to inform this to the freeholder?
I would keep my friend in my flat, the lease says the rooms should only be used by myself or my family members. What will happen if the freeholder finds out I am keep a friend? how can I proof if the person is a family member to the freeholder? if the freeholder finds out can he take me the court directly or I will have a chance to explain him what is going on? surely I can provide my bank statement for last 12 months showing there is no rent money coming in means its likely the person to be my family?
