you should not be poking into your friend's affairs trying to see what they are doing with it. It is none of your business (no offence!). All that concerns you is are the repayments being made.

Why did you advance the money in full before it was needed? It would make more sense for you to have provided it as it became needed.0

Update: Lease was finally signed Aug 2021. I gave a payment holiday of 7 months and now there a regular monthly payments. I still continue to loan money to friends but only if previously loaned money has been paid back. I ask for a repayment plan before loaning. If they default on that, I don't lend anymore.7
