    Ok thank you that's what I thought and realised they really don't want you on that ladder do they!
    Who is ‘they’?

    No one is conspiring against you.  Mortgage companies need to be sure you can repay the loan.  rates are Incredibly low at the minute, they won’t stay that way so they stress test to ensure you can afford the mortgage at a higher rate - say 7%.  I think you would struggle with a £136k mortgage at 7%.  This would be £900 p.m if it was a 30 year mortgage.
