Hello,

Im first time buyer and buying shared Ownership property with 5% deposit. Using mortgage advisor... I do have some adverse history ( missed payment over 12 month ago and payday loans 3 years ago)

so far timeline:

18/03 - mortgage application submitted 
31/03 - update from mortgage adviser “ I have contacted the lender today regarding your application. They are currently not outstanding any documents and have advised me that the valuation has been instructed but not yet booked.“

in your experience how long from now until mortgage offer. Underwriters has reviewed my application and hard search was also completed. 

Would they instruct valuation if they are likely not to approve?
