Timings, offer to exchange

Thinking forwards and trying to be positive after a decline. The chain below have mortgage offers, mine has been declined due to ccj discovery. I need a mortgage offer but it seems a lot of specialist lenders are taking a long time to make an offer. So my question is how soon after I get an offer can we all exchange? Hopefully all searches and enquiries complete. I need to complete on 12 weeks time...is it doable?

    If you take a chance on starting your conveyancing without a mortgage offer then it can possibly be done.
    Which lender are you trying?
    Mortgage started 2020, aiming to clear 31/12/2029.

    I tried Halifax as iv been with them for 11 years. Its been declined as I added my husband onto application.  So a lot of the Conveyancing has been done but I have no mortgage. No pressure!

    Is it Halifax you're now trying or they are the ones who declined you?

    How much is the CCJ? When was it entered and when settled?
    Mortgage started 2020, aiming to clear 31/12/2029.

    Halifax declined, passed everything, credit went from an a pass to a fail just before offer was issued. £442 November 2015. We paid it on friday as had no knowledge of it before.
