Spray Seal foam insulation - affect on mortgage

    That is something to plan to deal with at some point as it will be a significant impediment when you come to sell, or re-mortgage elsewhere.
    Hopefully it will not cause your current lender to decline the re-mortgage, but even if it is declined it doesn't impact on your existing mortgage.

    Not sure if its still going but the government had a green scheme running recently which helped homeowners who needed to improve house efficiencies. My landlord had our loft reinsulated using it. Might be worth looking into? :smile:

    Thank you to everyone who commented. The valuation came through at less than initially expected, but not massively so. The foam insulation wasn’t an issue for them. Thank God for that!
    Based on the valuation we can borrow the majority of what we need for the extension and works to house and will find the rest from savings so we are happy. 
    Thanks again everyone who helped put my mind at rest as I really did have a stressful time initially imaging all sorts of possible outcomes.

    I woudl put money aside every month so you have a fund to get it replaced at some point, as it could make your house literally unsaleable in future.
  • Hi I had spray foam loft insulation installed 2021 under the Goverment green home scheme and have just been told my house is basically worthless as no mortgage company will lend on it how can the Goverment pay for this spray foam to be installed under green home grant when it is making the house worthless I have been told I now need to get it removed so the grant paid by the Goverment was completely wasted money how can this go on
  • I'd really like some clear advice on the mortgage ability of property containing spray foam insulation.
    My parents need to move to a single storey house asap but after the second estate agent came and said it was unmortgage able, they are devastated. (The first agent didn't mention it).
    From what I have read there are some lenders who are willing, but estate agents and surveyors can be nervous?
    What is the official advice please?

    I don't think there can be any 'official advice' as the circumstances of each case will determine how the lender responds.
    If this is spray foam applied directly to the inside surface of the roof without any documentation about the condition or any remediation of that surface before it was applied then their buyer is going to struggle to find a lender, so they will be limited to cash purchasers, and valuation will obviously be impacted.
    It can usually be removed, but that isn't cheap and may escalate into further remedial work if the roof structure has been compromised.
