Removal of name on Mortgage

Afternoon All,
Looking for some advice...I have left a mentally abusive relationship nearly 3 years ago, 2 years ago she applied to take my name off the mortgage as I needed/wanted. Havent asked for a penny of our house or my belongings back that she's kept, just needed a quick escape. All I need is my name of asap so me and my new partner can move on with house hunting. How can I remove my name? She said its only herself who can sort it and that its been delayed due to covid. But covid only turned into a global pandemic 1 year ago, not 2. With Virgin mortgage and their site states 2 to 12 weeks only?
HELP PLEASE!

From what you know of her current financial position would she pass the affordability test without you on the mortgage?

  • The mortgage company has asked she pays it for 6 months by herself to prove this. She has been since January 2020. Any advice would be greatly appreciated!

you can't simply take someone off a mortgage that simply, you would generally need to buy that person out, if you are unable to, then the name stays on. you could sell the house which would be cleaner.

However as you are still a party to the mortgage, any defaults or negatives on the mortgage will impact on your credit file as well.

If your ex is unwilling to sort this out in a timely manner, you would need to seek legal means I'm afraid which is not cheap

Also lenders don't ask borrowers to pay 6 months themselves, their supposed to, it's their contracted obligation, either as a single unit or both, your both jointly responsible.

I think your being delayed and palmed off

This doesn't sound plausible, either she passes the affordability test or she doesn't.
If the test was real then she already passed it middle of last year so why the hold up...?
I suspect the lender has already said 'no' so she is just spinning this out as long as she can.
There is no fast solution to this if she will not sell the property.
I'd suggest you talk to a solicitor to help outline your options, I assume from what you've said so far there are no children involved?
