There’s definitely properties in the areas mentioned above within your predicted price range:

Wow, that's really good. It's very spacious! I don't know why I didn't think of that area as I have a friend not too far from there!
You are making this far more difficult than it needs to be. You don't need to pick individual areas one after another; put in your location and the radius that you will look in, and RightMove will show you all apropriate properties. Why are you so resistant to doing this?
Wow that’s come across a bit harsh
I believe OP thought they had to be in the area where husband works; which they couldn’t afford
From posting on here now knows that is not the case and if they look outside the area they will realise there are options and properties they will be able to afford
Sometimes people just need to realise they need to look outside the box which they are now doing?

I am not. Prior to my original post , I was putting down areas that I knew of as that is what I felt more comfortable doing. I came on here to enquire about a mortgage and from that I've found out that , I can't realistically afford an area as close to where ideally I would like.  Therefore, I'm now looking at all areas.

I find the draw area better as you can create an areas that matches a commute.

here is the one I did earlier extended out to Corby and Peterborough

    126 4 beds up to £250k
what is really telling is there are 356 SSTC so there has been a lot of options over the months and places are selling.

if we pull the map to north of Bedford the numbers are 105/305

I prefer this too as there are some areas that I may not want to live in etc.

Thank you. That's exactly how I feel, coming on here has made me understand things a lot clearer and seen that there are other areas a lot nearer than I thought within our budget.

Another thing to remember is it will take you a while to get a deposit together, and in that time your eldest will be getting more independent - and opinionated about where they want to live.  You may find that by the time you are ready to buy it will work best for the whole family to look most for bedrooms for the younger two so long as there is a corner to squeeze the eldest when they come back for visits.
But a banker, engaged at enormous expense,
Had the whole of their cash in his care.
