Hi
I built a house in 2012 and was valued at £200000 and put in bad F for council tax which was correct at the time of build.
I built a house in 2012 and was valued at £200000 and put in bad F for council tax which was correct at the time of build.
Looking at how council tax banding was introduced it was based on a property’s value in 1991 which in theory would have been £84000 and band D for my property had it been built prior to 1991.
My question is does the 1991 rule apply to new builds or was my banding correct in 2012?
Thanks

1991 rule applies in both England and Scotland for all dwellings, in Wales it is 2003.
I don't know where you get your figures from, but if you are using Zoopla or bank/building society house price indices, these are highly inaccurate. Was the £200,000 figure just for the build or the house and land. Had the VOA assessed the house using the £200,000 figure to band it, it would have been in Band G.
Ask the VOA to investigate your band if you are unhappy with it, but they will expect you to provide the evidence to back up your request. So look at CT bands of other similar type houses in the areaIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
