How much of buy to let income do mortgage lenders take into account ?

As the question says really. 

I am trying to explore my options at the moment. I’ve got 2 buy to let’s which I declare on a self assessment. I bought my second buy to let in September 2020, so I haven’t yet declared this income on a self assessment. The broker I use said lenders will not take this into account until it’s on my SA302. So my question is when do the banks take this income into account ? How much will they use towards what you can borrow ?

    @Xxadele92xx Depends on the lender. For example -  2 years of SA302s, or at least 1 SA302, or 3 months bank statement (showing rent credited) plus AST, etc etc. 

    Generally speaking, net rent less mortgage payments.
