Large deposit low income, should I find a ‘specialist broker’?

I have a large deposit (150k and looking at a house around 210-220k) but on an income of £18k pa. as I’m in training. A large bulk of the deposit is from inheritance (many years ago), 20k will be gifted and the rest is savings through very frugal living. I know my monthly income might be an affordability issue. I’m looking for a long mortgage term to be more cautious and anything left over to go towards overpayments. In 4years I’ll finish training and pay should go up. Does this application require the help of a more specialised broker? No defaults/ dependents. Student loan but no other repayments.

@deedoodee With 18k basic income, looking to borrow max 70k with a 150k deposit, no debt, no dependents, no adverse - borrowing what you need should be fairly straightforward (based on the limited info in your post).
