  • Thanks for the replies guy, the 35k is household income.  My wife does not work and the rental property is in her name.  i have taken off 25k for selling fees removal costs etc just to be certain. i was working with a 3% safe withdrawal rate for invested money, so thinking about 60/40 split bonds stocks in a sipp and opening one for my wife also.

    Sounds like your in the Railway. 

    As the other comments have suggested your best to pay into your pension what you can even if it's taxed at the basic rate upon withdrawal. Paying up NI to compensate for being contracted out for years is also one of the best bang for buck investments especially as it kicks in when renting property beyond a certain age may be more hassle than it's worth.

    Looking at the numbers I'd say you shouldn't have any issues and it's just a case of trying to tweak and position your family finances to make best use of tax allowances.
