Accord secured loan - need a broker

Im with accord, happy with them, so much so we ditched the broker and chose our own mortgage product each year - our finances are simple, its simple.
They have now offered a 2.9% secure loan upto 50k 80LTV
We are 65 % ltv and want £19k to pay off a 12%APR personal loan which is all home improvements (new bathroom, garden relandscape, conservatory, kitchen) this brings us to under 80 LTV.
So, we're good to go - i rang them to pull the trigger they said i HAD to come through a broker for capital raising or consolidation.
I dont want any advice, i dont have any other cheaper offers, personal loans are coming back at similar or higher rates than my 12%, our 0% credit cards do not hit this amount (they are the reason for the loan - they expired).
Does anyone do free financial advice at the minute for a ready to go product? I just need access to accord.
I see it as ive bought a £260k house (its new value) for £190k with improvement costs included, if sold I am £70k up but i wsh to stay here not clear debt/flip the house.

@northantsPete81 If you're looking for a broker to provide free advice for a £19k further advance, that's about £50 of income for the broker. So you're probably looking at brokers like Habito, Trussle, Mojo etc who (afaik) don't filter out low value deals.But even they will require you to go through the motions of the advice route as afaik they can't do 'execution only' business.
