Buying house in republic of ireland with cash as mortgage is hard to get for non residents

I have seen a small house i would be interested in buying. Its about 14 miles away from me and in the same wee town as my wifes family. Its in the republic of ireland , was always advised buying a house in sounth while living in the north is very hard to do as banks dont lend to non residents too much. the house price is 57k i currently have 52k coming from my own house sale should be complete in the next 6 weeks. What is there other fees associated with buying a house in republics or is it similar to buying it in north.
