Shared ownership help
We fell in love with a shared ownership property, and was pushed through the developers recommended brokers, we went through the details on the phone and apparently got a AIP on Monday 1st Feb, so proceeded to speak to the developer to let them know we were fine financially, but that evening was told the house wasn't being released to the market for another 6-8 weeks, which we were happy to wait for. I chased the broker for a copy of the AIP and got a phone call back on the 4th Feb advising that our AIP had come back declined. I have a CCJ that's 65 month old, but was satisfied in 2019, and outstanding loans amounting to roughly 4k but all payments made on time. My partners Experian number is excellent but has a couple of missed payments from last year with Studio, latest being in November. We are both in long term stable employment with a combined income of 55k. Our broker went through Kent Reliance with who we were declined, from their website I can see any CCJ must be settled over 3 years back, so no idea why he went through them in the first place. The broker as advised us to wait until later in the year then re-apply, by this time the property would have gone, I might be clutching at straws, but is there other options or would you advise we wait it out?.
Thank you

@blade71984 You're probably looking at the wrong section. For SO applications, their criteria for CCJs is that they should be registered at least 36+ months ago, satisfied 12+ months ago. Did the broker try any lenders at all?Blade71984 said:Our broker went through Kent Reliance with who we were declined, from their website I can see any CCJ must be settled over 3 years back, so no idea why he went through them in the first place. Thanks for your reply, they tried Kent reliance which as mentioned was unfortunately declined, then that was it, kind of come back in 6 months attitude.0

@blade71984 KR would be one of the go-to lenders in the first instance for the profile described in your post. The other potential options (if they will consider lending) are likely significantly more expensive. Hope you are able to get the mortgage you need for this property, good luck!Blade71984 said:Thanks for your reply, they tried Kent reliance which as mentioned was unfortunately declined, then that was it, kind of come back in 6 months attitude.
