Tranferring deeds from joint to sole name

I have paid off my mortgae and had my deeds returned to me last month. I took out the mortgage with my sister but she was only invested in name only. I now need to remove her name from the deeds and put them in my sole name. I called my solicitor who handled my conveyancing but they said they're not interested in taking the job (I have no idea why).
Is it just a case of completing the AP1 form, pay the fee and send it off to Land Registry or do I need to get a solicitor involved? My sister wants nothing from me as she only added her name to allow me to borrow the amout I needed so there's no issue of her asking for her share, etc.
To me it should be as straightforward as removing someones name from the title deeds. Has anyoe done this? Is it as simple as I percieve or am I being naive?

If your sister has never lived in the property, the transfer is a disposal which might give rise to a capital gains tax liability.I am a mortgage broker.
