    Banks need to remain competitive in league tables coupled with paying for covid, as you can see with recent banks announcing profits warnings already below par then what they are used to. I would hazard a guess that regardless of the markets/base rate going to 0 or minus 0.25%. Mortgage rates will remain between 1-1.5% for all the 'better' LTV's - 60/75%
