Hi all,
I'm looking for some advice about our mortgage please.
We are due to remortgage but want to borrow more money to extend and renovate. We are currently with Nationwide but they will only lend us up to 85% LTV which wouldn't be enough for what we want to do. They also say that they wont lend us money on what the property will be worth once the work is complete which isn't useful in the slightest!
Is there a way around this? Does anyone if there are any companies that will lend you money based on what the property will be worth once the work is complete? If that isnt possible, would our only other alternative be to go to a company that lends us to 95% LTV for example?
Any help would be great!

- mainstream lenders will value the property at the current state, not how it may be after the work is done.- most lenders will have an LTV limit for a remortgage with capital raising. Nationwide's 85% is pretty standard. A couple of lenders may go up to 90% (subject to them offering 90% products at present) but I'm not aware of any that will let you do up to 95%.
