Energy and Transportation search recommended by conveyancer

I am buying a new build property (flat within a block) which is off a major exit on the M25, and I have not too long ago instructed my solicitor and paid for the initial searches which were:
Local Authority search, Water and Drainage search, Chancel Repair search, Environmental search and Flood search.
My conveyancer has now come back recommending an Energy and Transportation search (checks for HS2, Crossrail routes, Fracking sites etc).
I am not too sure whether I should or shouldn't, considering it will add to an already high pile of costs, but I want to make sure I do the right thing.
Any ideas?

    If the lender requires it, then you have no choice. However, most mortgage Lenders do not require you an energy and infra search.

    You could ask the conveyancer as to why he's recommending it. Perhaps something came up in the returned searches which indicated that this may be needed?

    Do any? Anyway, it seems fairly pointless - things like the HS2 route are easily checked, as are other major projects in the vicinity. Big problems (like a compulsory purchase) would come up in the rest of the due diligence. Any "recommendation" sounds like ar5e-covering by the solicitor so you can't sue them for failing to recommend it.

    Bottom line is that the potential purchaser needs to performance their own due diligence. The conveyancer never physically views the property. Therefore make suggestions to ensure that the purchaser is informed when deciding the best course of action.
