Should i try to sell now or in spring- please help!!

Hi, this is my first post so please be gentle. I need some serious advice as i'm getting mixed messages from our local estate agents.

We currently own a two bed house in Sheffield. Our third child is due in June so we have to move relatively soon to fit us all in. I had our house valued 18months ago and all agents agreed it would reach approx £250K. In the last two weeks i have had three agents come again and most said they would start it around £230K but with the hope it would still head for £250K (a little optimistic i think). With the start of HIPs for 2-bed houses starting on Dec 14th i would obviously save myself £500 if i put it on the market now but may have to accept a lower offer due to the slow down in the housing market. Two agents said put it on now and see what happens, the third said wait as he anticipated that the house would sell better in the spring.

The additional problem with HIPs is that we have had a long running dispute with our neighbour involving right of access and him generally wanting to take over the world, all of which i would have to reveal in the HIPs.

Any advice would be greatly received. We're obviously on a tight schedule with HIPs coming in next week. Thankyou.

    Since I'm in Sheff too. Bit of advise.

    Take a long drive around and look at what's happening. Everywhere u look there are for sale signs and things being built.

    Get it on the market NOW.

    you would still have to reveal the neighbour dispute if you are asked by any potential buyers, hips or not.
    It's a health benefit ...

    And even if they didn't ask, it would almost certainly come up as part of the routine enquiries made by solicitors prior to contracts been drawn up.
  • Register the property on any of the paid-for internet private sale websites before 14 Dec and the credit card receipt is your evidence of 'marketing' to avoid paying for HIP - you don't have to sign up to an estate agent and you could choose one of the cheaper sites if you don't really want to attract attention until Spring, then go on to one of the leading sites later. Bear in mind that if you sell privately, you can potentially save many thousands in agents fees, so it's really worth exploring that possibility more than trying to save just the HIP cost.

    The dispute will not appear in the HIP.

    Well we've put our 3 bed on the market now as we saved £50 on the normal HIPS price due to a special December offer. I still think it's a bit of a rip off, especially when the houses we are looking at don't have HIPS.

    You could put it on the market and just wait to see what kind of offers you get? I'm not sure about the english system but AFAIK you don't /have/ to accept something you're not happy with. Mind you, with even Halifax predicting 0% growth next year, I don't think you'll be gaining by waiting until Spring to start marketing it - and yes, I'd follow the advice above and market online to start with, rather than necessarily going with an EA. The most important thing is that you don't end up with a humungous mortgage you can't cope with if the rates go up or equity goes down...

    Scuttles off to Rightmove in search of flying pigs.

    And finds a couple of bungalows among the hundreds of detached 3 and 4 bed houses.

    The world has indeed gone totally bonkers.

    In reply to the original question, put it on now to be ahead of the cheaper competition that will flood the market next year.

    runninghorse- our house is pretty unique as far as sheffield homes go. I think the view alone is adding about £50K. Moving on is gonna be hard but a need is a must.

    Will start looking into selling online- is it a major amount of work and do you actually get the same price as you would selling through an EA?
