Our buyer still hasn't had their mortgage offer. They started the application mid November and then had to change their solicitor as they weren't on the bank panel. Their valuation was initially booked for just before Christmas but we had to cancel it as we had covid. We have chased the estate agent and their response is that the buyer still hasn't heard from the lender. The valuation was conducted on 29th December so it's a little over 18 working days now...seems like a long time as I assume valuation was booked after affordability checks etc.

@bfg2020 It's hard to say for sure but if the buyer is self-employed then it's quite possible that an offer is taking this long with underwriting, queries, etc.

My valuation was 7 January and I'm still without a formal offer and it's 27 January.0
