Hello
I am a first time buyer.
Wondering if anyone could give me some idea about what my current position would be now for ability to get a mortgage.
Should I complain to YBS about not being about the option to leave the application open for another house? Where could this possibly get me?
More importantly. where does this leave me with regards to being able to get a mortgage in future, now that they have marked my file with a hard search? (My credit score is otherwise very strong, I have no debts, ect).

- I agreed to purchase a house and I got memorandum of sale. I then applied for a mortgage with Yorkshire Building Society the same day. I did not yet pay the application fee or providing bank statements or proof of deposit as I wished to talk to the bank before making this payment to understand next steps, and could not do so because it was after 7pm. I planned to call them the following day.
- The following day, before I could call the bank, the seller of the house told me she has another much higher offer and would like to go with that buyer.
- I emailed YBS immediately and told them I would like to stop the application as the house is no longer available to me.
- YBS emailed back today saying application cancelled. I then emailed back today to ask if they had carried out a credit search on me...and they told me that they had the previous day (not sure if they did this before or after my request to cancel my application).
- I rang to ask if this could be removed. I was told no. They told me that I could have left the application open for another house. I informed the lady I spoke to that I had not been offered this, let alone be made aware of this.
Should I complain to YBS about not being about the option to leave the application open for another house? Where could this possibly get me?

the hard search will have no impact on another application unless you had done a dozen of them and your credit rating was already shaky.
They were entitled to record that they did one as your credit rating is a factual representation of your credit activity.
just start fresh with the best lender when you find the new property1 -
