Age issues with mortgage

Hi we have the right to buy in place with the council my age is a issue with getting a decent mortgage rate
My son is buying with me as hes 23 no issues can get good deals, put me in the mix at 65 it puts the rates up and length of mortgage
question is once we have the mortgage in place ( its a two year fix ) can we transfer full ownership of our home to my son so we can get better rates
and a longer mortgage going forward.
Any ideas welcome
